DIAGNOSTIC DE PERFORMANCE ENERGETIQUE (DPE)
WHAT THERE IS TO KNOW :
The DPE est un diagnostic réalisé en France, and led by the public authorities in order to put in place concrete actions relating to the energy saving of real estate. Il est l’un des documents faisant partie du Dossier de Diagnostics Ttechniques (DDT).
The Energy Performance Diagnosis must be presented when selling or renting housing and tertiary buildings (hotels, bureaux,…) depuis le 1er juillet 2007. It aims to inform the owner or tenant of the energy consumption of a property on heating, air conditioning and domestic hot water production (ECS). Specific electricity such as lighting, the use of household appliances is not assessed. The DPE a une validité de 10 years.
APPLICATION POINTS :
Depuis le 1er novembre 2006, the DPE doit être fourni par le vendeur immobilier au client dans le cadre d’une vente de bâtiment existant et pour des logements dont le permis de construire a été déposé après le 1er juillet 2007 (for rentals and new buildings). Regarding new buildings open to the public of more than 1000m2 (ERP de catégorie 1 at 4) il y a obligation d’affichage depuis le 1er janvier 2008.
TAX CREDIT 2016
As part of the sustainable development tax credit (CIDD), the taxpayer can benefit from a tax advantage equivalent to 30% the cost of carrying out an energy performance diagnosis (DPE). Note, however, that this tax credit does not apply to DPEs imposed by regulations (when selling or renting a property for example). In addition, this must be done by a duly certified professional.
